While you may have heard that selling a house can be stressful, we don’t believe it has to be that way. With a little bit of knowledge about the basics of the selling process and the help of a qualified real estate agent, you can set yourself up for success without all the stress. Let’s take a closer look at the six main steps to selling a house.

👥 How to Find Agents for Selling a House

Real Estate Agent You’ve come to the right place! One of the best ways to find a qualified real estate agent with the experience and knowledge you need on your side is an online search. We’re happy to provide you with valuable information that helps you with the sale of your home. We’ve put together resources that we hope will serve as keys to your success. We would love to meet with you and discuss how we can set up a marketing plan to place your listing in front of as many potential buyers as possible.

🏡 How to Stage Your Home to Sell

Staging your home is one of the best ways to showcase your property in the best light. We’ve all heard how important curb appeal is when selling a house. You get one chance to make a first impression, and that first impression is often made before someone even pulls in your driveway. Make sure your lawn is healthy looking and free of debris. Consider painting your front door a bright and inviting color. Place a colorful plant near the entrance. If you have outdoor furniture, place the pieces in conversational settings.

Once inside, pay careful attention to the kitchen and bathrooms. These rooms have major impact when buyers are looking through the house. Start by removing all personal collections and photos. Your goal is to have the space as neutral as possible and clear of items that keep the potential buyer from seeing themselves living in the space. Use natural lighting to make the rooms look bright and open. Remove oversized pieces of furniture to maximize the space in living areas. If you’ve turned a bedroom into an office or exercise room, you may want to turn it back into a bedroom while the house is being shown. If you’re having trouble deciding how to stage your house, we’ll lend a helping hand with some suggestions.

💲 How to Price Your Home for Sale

Start with an online home valuation calculator to get a base idea of the amount your property is worth. Keep in mind that this amount does not take into consideration the current market trends and other factors. We’ll provide you with a comprehensive report that factors in market conditions, upgrades you’ve made, and recently sold home in your area. It’s important to personalize each home value because there may be things you miss if trying to determine the value on your own without a full report.

💰 What Happens When You Receive an Offer

Offers 1When an offer comes in, we’ll deliver that information in a timely manner. You’ll either accept it, decline it, or counter the offer with one of your own. If you accept the offer, we move on to the next part of the home selling process. If you decline the offer, we simply let the buyer know and wait for the next offer. If you send back a counteroffer, we’ll represent your interest and negotiate if needed.

💵 What Happens After You Accept an Offer

Once an offer is accepted, we’re on our way to closing day. Before that can happen, the buyer’s lender will set up an appraisal and any inspections that are needed. Inspections cover everything from termites to electrical systems. If the inspections and the appraisal come back with no problems, we’ll get things ready for closing. If the inspection comes back with an issue, we might need to revisit the negotiations table to talk about any changes in the contract. Don’t worry! We’ll be with you every step of the way.

📝 What to Expect at Closing of the House

Closing day! It’s the moment you’ve been waiting for and it’s commonly referred to as closing day, but it can sometimes take several days depending on circumstances. There’s a chance you won’t need to be present. We’ll let you know. On this day, the buyer pays any money due, paperwork is signed, and the keys are handed over to the new owner, unless other arrangements were made. You’ll receive the proceeds from the sale, or they will be distributed as set up in your contract.
